Vacation rental design is an investment. Smart investors plan ahead. Below you'll find my flat fee pricing calculator so you can make strategic decisions from the start.
My design fee covers strategy, full property concept, 3D renderings, an itemized purchase list, sourcing, order placement and delivery management. It does not include furnishings, materials, installation or receiving warehouse fees. Receiving warehouse fees cover the receiving, inspection and secure storage of your furnishings until install day. These costs go directly to vendors and install teams, not through me.
Before a single order is placed you'll receive a complete cost breakdown of every item, material and installation cost so you know the full number before you commit. No surprises. No hidden costs.
My design fee is broken into three payments. 50% is due to start the project. 30% is due once your design concept is approved. The remaining 20% is due before install. This structure keeps the project moving and ensures every milestone is funded before we advance to the next phase.
My preferred install team handles all assembly and mounting so your rental is set up correctly the first time. If your property requires trades like wallpaper, painting, lighting or specialty installs I coordinate everything with trusted vendors so you never have to.
And if something puts us over budget I pivot immediately to a high impact alternative that protects both your ROI and the premium guest experience your listing needs to deliver.
